  House Rules & Policies General Rules Check-in: After 4:00 PM Check-out: By 11:00 AM Smoking: Not allowed Pets: Not allowed (Sian Ka’an regulations) Parties: Allowed (event fee applies, max 50 guests) Quiet Hours: Strictly after 10:00 PM (No loud music) Day Passes Available: $75 per person per day Special Sian Ka’an Reserve Rules No external ATVs No water sports equipment (kiteboards, etc.) No fishing (to protect marine life) Damage Policy Guests must report any damage upon check-in. Failure to do so may result in charges. A refundable damage deposit of $2,000 is required and returned at check-out, provided no damages occur. Inclusions Your stay includes: Exclusive use of the villa Full service staff (butler, chef, housekeeping) Three meals per day Non-alcoholic beverages Please note: Activity add-ons are not included in the rental and can be arranged separately upon request. Force Majeure In the event of a force majeure circumstance (e.g., hurricanes, severe weather events, natural disasters, or other conditions beyond the control of the guest or host), reservations may be transferred to alternative dates subject to availability. This ensures flexibility and protects your booking investment. Additional Notes Due to natural ocean currents, seaweed may be present on the beach. The property is privately owned, and management reserves the right to refuse service at its discretion.
