ATV's are not provided - If your group does decide to bring a motorized vehicle / ATV, this must be fully disclosed to the host at the time of booking and a waiver must be signed prior to arrival
💦Pool and Hot Tub: If the pool and hot tub is undergoing maintenance, repairs, or is otherwise unavailable during your stay, no discounts or refunds will be issued.
Drainage Fees:
Unauthorized Draining: Guests who drain the pool and hot tub will be charged a $2,000 fee plus full liability for any resulting damage.
Excessive Soil Fee: If improper use requires us to drain, deep clean, and refill the water after your stay, a $650 fee will apply.
Safety & Glass Policy: Strictly no diving. Absolutely no glass containers in or near the water. If glass breaks or any glass remnants are found, a $3,000 fee will be charged to cover full draining, cleaning, and safety inspection costs.
🐶PETS: • Dogs are allowed for an additional fee. No cats. • Pets are not allowed on the furniture. • Pets must be supervised at all times. • Pets must be declared upon reservation.
You are responsible for picking up after your pet while on the property and while in the neighborhood. Please BE RESPECTFUL.
🚭SMOKING: No smoking (cigarettes, pipe, tobacco or marijuana) or vaping is permitted inside at any time. Smoking and vaping are permitted outdoors, but please do not ash on furniture. There will be a charge of up to $1,000 for smoking in the house as well as if outdoor furniture is damaged.
🚫PARTIES & EVENTS: We DO NOT allow unauthorized parties, receptions, or events.
Local ordinances dictate no loud music, noise, or partying. Quiet hours are 10PM to 7AM. No excuses.
If we receive any reports or notice that you are listening to music outside/being loud after 10PM, you will be charged a fine of $500 for breaking the quiet hours. Each occurrence of this will result in this fine.
By booking, you agree that if the police are called for excessive noise, partying, or other reasons you will be charged $1,000 and will be subject to non-refundable cancellation of the remainder of your reservation.
Please be respectful of our neighbors anytime outback. Inside the house, you are welcome to listen to music at normal levels and hang out. Please keep the doors closed when listening to music.
