About This Space
Six bedrooms. Three levels. Two living rooms. An elevator. A tiki bar. A fire pit. And the beach is basically right there.
This spacious coastal retreat sleeps up to 15 guests and gives everyone enough room to vacation together without being together every second of the day—which, depending on your family, may be the greatest amenity of all.
You’re just about a 30-second drive from the beach, with Gulf views, a large deck, outdoor shower, tiki bar, fire pit, elevator, board games, and plenty of indoor and outdoor space for your crew to spread out.
The sleeping setup includes three king bedrooms, one queen bedroom, a bedroom with two twin beds, and a separate bunk room.
Come for the beach. Stay because nobody wants to leave the tiki bar.
The Space
The main level is the heart of the house, with a comfortable living room, fully equipped kitchen, and bright dining area for meals, games, coffee, and the inevitable debate over where everyone wants to eat.
The primary suite features a king bed, private bathroom, and plenty of natural light. A second bedroom with a queen bed and another full bathroom are also located on this level.
Head upstairs and you’ll find a second living room—extremely useful when half the group wants to watch a movie and the other half absolutely does not.
This level also includes two additional bedrooms with king beds, plus a bedroom with two twin beds.
Down on the lower patio level, there’s a separate bunk room with a bunk bed and full-size bed, giving the kids, cousins, teenagers, or whoever drew the short straw their own space.
Outside is where vacation mode really kicks in.
Hang out beneath the house in the shaded seating area, mix something cold at the tiki bar, gather around the fire pit in the evening, rinse off after the beach in the outdoor shower, or head upstairs to the deck and enjoy the coastal breeze.

Guest Access
Guests have access to nearly the entire property, including:
- All six bedrooms
- Both living rooms
- Bathrooms
- Full kitchen and dining areas
- Laundry area
- Decks and patios
- Tiki bar
- Fire pit
- Outdoor shower
- Outdoor seating areas
- Elevator when purchased as an optional add-on
The primary bedroom closet is reserved for homeowner belongings and cleaning supplies.
Garage access is limited, although certain guest-use items, including the grill, may be stored there.
Guest Interaction
I manage the home remotely, but I’m definitely not operating from a mysterious bunker somewhere.
I have a trusted local team on the Bolivar Peninsula who can help with maintenance, cleaning, and anything unexpected that comes up during your stay.

The Neighborhood
Welcome to the wonderfully unhurried side of the Texas coast.
This part of the Bolivar Peninsula is all about wide beaches, Gulf breezes, elevated beach houses, fishing, golf carts, and the kind of schedule where “What time should we do something?” slowly turns into “Eh, whenever.”
You’re just moments from the shoreline and within easy reach of local fishing spots and Bolivar landmarks including Fort Travis Seashore Park and the historic Bolivar Lighthouse.
The neighborhood itself is known for being peaceful and relaxed, with a mix of vacation homes and full-time residents.
And when you’re ready for a little more action, Galveston Island is just across the water. The free Bolivar–Galveston ferry makes the trip part of the adventure, with plenty of opportunities to spot ships, birds, and sometimes dolphins along the way.
Getting Around
By Car
A vehicle is the easiest way to explore the peninsula, visit restaurants, grab groceries, and travel between communities. Parking and beach access are generally easy to navigate.
By Golf Cart
This is Bolivar, so naturally there's another option.
Golf carts are a fun and practical way to cruise around locally and access many parts of the beach. They’re extremely popular on the peninsula and arguably a much more vacation-appropriate form of transportation.

Elevator
The home has an elevator available for guest use for an additional $50 per stay.
Elevator access can be purchased through your guest portal after booking.
Complimentary Starter Supplies
We provide a complimentary starter supply of everyday essentials so you don’t have to arrive and immediately make a store run.
You’ll typically find a starter amount of:
- Coffee
- Dishwasher pods
- Laundry pods
- Dish soap
- A kitchen sponge
- Trash bags
These are intended to get you started, not to supply an entire extended stay. If you’re staying for several days, doing multiple loads of laundry, cooking frequently, or simply really committed to coffee, you’ll likely need to purchase additional supplies during your trip.
Security Deposit
A $300 security-deposit preauthorization is required.
After booking, you’ll receive access to a secure guest portal where you can enter your card information. The authorization hold is placed approximately three days before check-in and released four days after checkout, provided there is no damage or other charge associated with the reservation.
This is a temporary authorization hold—not an additional rental charge.

After booking, you’ll receive access to your guest portal where you can manage optional extras for your stay.
Depending on availability, these may include:
- Early check-in
- Late checkout
- Elevator access
- Additional services and vacation enhancements
Lost & Found
Check the drawers. Check under the beds. Check the bathroom one more time.
Because if we have to mail something back, there is a $50 lost-and-found handling fee plus the actual cost of shipping.
We'll happily help reunite you with your forgotten belongings—we'd just prefer your phone charger doesn't get an extended Bolivar vacation after you leave.
House Rules
No Parties or Events
Large gatherings, parties, and unauthorized events are not permitted.
Only registered guests may be at the property unless additional visitors have been approved in advance.
No Smoking
Smoking is not permitted anywhere inside the home.
If smoking outdoors, please dispose of cigarette butts properly and never leave them on the ground, deck, or around the property.
Hurricane Shutters
Please do not touch any switches labeled “Leave in the Middle.”
These switches operate the hurricane shutters and moving them from the designated position can damage the system.
No Pets
Pets are not permitted at this property.
Quiet Hours
Please respect quiet hours from approximately 11 PM to 8 AM.
This is a residential neighborhood with both vacationers and full-time residents, so keep outdoor music and noise at a reasonable level—especially at night.
Parking
Please park only in designated parking areas and do not block neighboring driveways, roads, or access points.
Beach Etiquette
Beach sand has an incredible ability to follow you home.
Please use the outdoor shower to rinse off excess sand before heading inside.
When visiting the beach, follow local rules and take all belongings and trash with you when you leave.
Trash & Cleanliness
Please bag household trash and place it in the appropriate outdoor bins.
You don't need to deep-clean the house before leaving—that's our job—but please treat the property reasonably and leave it in good condition.
Respect the Property
Please do not rearrange large furniture or remove household items from the property.
If something breaks, stops working, or just starts making a suspicious noise, please let us know. We'd much rather hear about a problem while you're there than discover it after checkout.
Late Checkout
Unauthorized late checkouts may result in an additional fee.
If you need some extra time, check your guest portal or message us. When scheduling allows, late checkout may be available for purchase.

Please follow all local laws, beach regulations, parking requirements, fire restrictions, and safety rules during your stay.
