The house is built for comfort. The king suite has its own private bathroom. A second bedroom offers a queen bed and its own ensuite bath. Another queen bedroom gives guests a quiet place to settle in, while the fourth bedroom has two twin beds and is well suited for kids, friends, or whoever drew the short straw.
The kitchen is fully equipped for everything from a quick breakfast before the lake to a proper dinner after a long day outside. There is also a laundry room available for guest use, because somehow lake trips always create more laundry than expected.
Out back, you'll find a deck and a grill waiting for the evening. It's a good place to cook a meal, share a drink, and watch the day wind down. There is also a half bath for added convenience. Nothing fancy. Just the things that matter.
The entire home is yours to enjoy during your stay. That includes all bedrooms, bathrooms, the kitchen, laundry room, living areas, and the back deck. We want you to settle in and make yourself at home.

Public access points, beaches, boat ramps, and shoreline areas are scattered throughout the area, so getting to the water is rarely a challenge. RTVs and side-by-sides are also permitted on many local roads and beach areas, making them a popular way to explore the town and enjoy Lake Texoma. Around here, it's not unusual to see a side-by-side parked next to a pickup truck. Nobody thinks much of it, and that's part of the charm.

House Rules
No Parties or Events
Parties, events, large gatherings, and unauthorized celebrations are not permitted under any circumstances. If a party or event is discovered, guests may be required to leave immediately without refund, and additional fees may be assessed.
Cancellations
The cancellation policy selected at the time of booking will apply.
Minimum Booking Age
The primary guest making the reservation must be at least 25 years old. Exceptions may be considered on a case-by-case basis and may require additional verification.
Registered Guests Only
Only guests listed on the reservation are permitted on the property. Any additional guests or visitors must be approved in advance. Undisclosed guests may result in additional fees or cancellation of the reservation.
No Smoking Indoors
Smoking, vaping, and the use of tobacco, marijuana, or similar products inside the home is strictly prohibited. Evidence of indoor smoking will result in a minimum $250 cleaning fee, plus any additional costs necessary to remove odors, repair damage, or restore the property.
Quiet Hours
Quiet hours are from 10:00 PM to 8:00 AM. Please be respectful of neighbors and keep noise levels reasonable during these hours. Repeated noise complaints may result in additional fees or removal from the property.
Check-Out Time
Check-out is at 11:00 AM. Unauthorized late check-outs may result in additional charges, especially if they interfere with incoming guests or scheduled cleaning services.
Pet Policy
We welcome one dog weighing 50 pounds or less with prior approval. A non-refundable pet fee of $179 is required. Pets must be disclosed before arrival.
Please keep pets under control at all times, clean up after them, and do not allow them on furniture unless properly protected. Guests are responsible for any pet-related damage or excessive cleaning.
Respect the Property
Please treat the home with the same care and respect you would want someone to show your own home. If something is accidentally damaged during your stay, let us know as soon as possible so we can address it promptly.
