Located at MM12 and minutes from the strip, and hot spot restaurants like Horny Toads, it’s the ultimate base for your Ozarks adventure. Come for the fun, stay for the memories! As a guest of our home, you will enjoy access to many wonderful amenities within this gated lakefront condo community. Please note that some amenities are seasonal, and all community rules must be followed at all times during your stay.

Our goal is to provide you with a seamless and enjoyable experience in our home. To ensure everyone’s comfort and respect for the property, please review the following House Rules.
Quiet hours are from 10 PM to 8 AM. Violations: A first violation will result in a warning. A second violation will result in the termination of your stay, with the loss of all rents paid, and any community fines incurred will be charged to you.
No Parties or Events If you are found hosting a party, you will be asked to leave the property immediately, with no refund of rents paid, and any community fines will be your responsibility.
Guest Policy Only the guests listed on your reservation are permitted to stay at the property.
Non-Smoking/Vaping Property Smoking, including vape pens, marijuana, cigarettes, and other inhalation devices, is strictly prohibited both inside and outside the property. Violations of this rule are considered a breach of the rental agreement, and immediate damages will be charged, with potential early termination of the lease and loss of all rents paid.
Pet Policy: Pets cannot be accommodated at this time.
Community Pool The outdoor pool is open seasonally from Memorial Day to Labor Day and may be closed due to inclement weather, scheduled, or unscheduled maintenance. Availability is based on community rules and schedules, and use is not guaranteed at all times. Please follow all pool rules posted at the pool and in your welcome book. Bringing glass into the pool area will result in a fine.
Indoor Pool & Hot Tub An indoor pool and hot tub are available for year-round use. These amenities are subject to community rules and may be temporarily closed for maintenance.
Tennis Courts & Playground Tennis courts and a community playground are available for your enjoyment. Please follow all posted community rules while using these amenities.
Grill An electric grill is provided for your convenience. Please ensure it is turned off and unplugged when not in use. You are responsible for any damage caused to the grill, condo, or neighboring condos due to improper use, so please follow all grill safety guidelines.
Towels Six beach towels are provided for your use. Please ensure all six are left in the unit upon departure. Missing towels will incur a $25 replacement fee per towel.
Arrival Inspection Our team has prepared the property to ensure a worry-free vacation. Upon arrival, please report any concerns in writing that may affect your experience or review. A member of our 24-hour response team will respond within 4 hours to address any issues to your satisfaction.
Departure Guidelines Checkout is at 10 AM. Late checkouts during May–September cannot be accommodated due to back-to-back bookings. Fees may apply for late departures not pre-arranged.
Age Requirement Guests must be 25 or older to book. Valid ID matching the reservation name is required. Failure to comply may result in cancellation with no refund.
Review Requirement Guests with limited or low reviews may require further verification. Non-compliance with house rules may forfeit the ability to leave a public review.
Additional Policies
Travel Insurance We recommend travel insurance to protect your booking, as our cancellation policies remain firm.
Maintenance & Liability By booking, you allow maintenance staff access to the property with 4 hours’ notice and accept responsibility for personal injuries or items left behind.
Community Parking Information We want to ensure a smooth and hassle-free parking experience during your stay. Please review the following important details about parking at the property:
Parking Passes: You will find two parking passes in your welcome kit upon arrival. These passes must be displayed in your car at all times while parked to avoid towing. If you require more than two parking passes, please notify us at least 48 hours prior to your arrival, and we will do our best to accommodate your request. All parking passes must be left on the counter upon departure. Failure to return the passes will result in a replacement fee.

Bringing a pet to the property is a direct violation of our house rules and will result in immediate termination of your reservation without refund. Guests who disregard this policy will be required to vacate the property immediately upon discovery. In addition: A $650 non-refundable pet cleaning fee will be charged to cover the deep cleaning and sanitization required. Any additional damages caused by the pet will be billed to the guest accordingly. All reviews from violating guests will be reported and disqualified for breaching our house rules. We appreciate your understanding and cooperation in helping us maintain a clean and safe environment for all guests. If you have any questions about service animals, please reach out prior to booking to ensure compliance with Airbnb’s policies. No Smoking or Vaping Policy – Interior & Exterior This is a 100% smoke-free and vape-free property—including both the interior of the home and all exterior areas such as decks, patios, and the dock. This policy applies to all forms of smoking and vaping, including tobacco, marijuana, and e-cigarettes. Violation of this policy will result in immediate termination of your reservation with no refund. Guests who choose to ignore this rule will be required to leave the property immediately upon discovery. In addition: A $650 non-refundable smoke remediation and cleaning fee will be charged to return the property to a clean, safe condition. Any additional damages or lingering odors caused by smoking or vaping will result in further charges. All reviews from violating guests will be reported and disqualified due to non-compliance with house rules. Quiet Hours Policy: 10:00 PM – 8:00 AM This property observes quiet hours from 10:00 PM to 8:00 AM out of respect for our neighbors and the peaceful lakefront setting. Please help us be good community members by keeping noise to a minimum during these hours, including music, outdoor gatherings, and loud conversations. Violations of this policy will be handled as follows: First offense: You will receive one verbal warning via phone call or message. Continued noise after the warning will result in immediate termination of your reservation without refund. If a member of our team or local authorities is required to visit the property due to unanswered or unacknowledged contact attempts, a $200 noise complaint fee will be charged to your account. This policy is strictly enforced to protect the quality of the guest experience and maintain respectful relationships with our community. No Parties or Unregistered Guests Policy This property has a strict no party and no unregistered guest policy. Gatherings, events, or additional guests beyond those listed on the reservation are not permitted under any circumstances. Violation of this policy will result in the immediate termination of your stay without refund, and all guests will be required to vacate the property immediately. In addition: The reservation holder will be held financially responsible for all interior and exterior damages, including but not limited to furniture, flooring, walls, landscaping, and property contents. A cleaning and damage fee will be assessed based on the severity of the incident. All reviews will be disqualified and reported for non-compliance with house rules. Liability Waiver & Guest Responsibility Policy By booking and staying at this property, all guests agree to use the home and its amenities at their own risk. The homeowner and Lakecation Vacations (the management company) are not liable for any injuries, accidents, or damages resulting from the improper or unsupervised use of the following amenities: Swimming, fishing, or kayaking in the lake Use of the dock, boat slips, or boat lift Use of the diving board Use of the firepit or outdoor grill Guests assume all responsibility and liability for personal injury, loss, or damage to themselves, others, and personal property while using any of the above amenities. Children must be supervised at all times around the water, dock, firepit, and any recreational equipment. Furthermore, guests will be held financially responsible for any damage caused to these features or any other part of the property due to misuse, negligence, or violation of house rules. By confirming your reservation, you acknowledge that you and your guests have read, understood, and agreed to this policy and release the property owner and management company from all liability related to use of these amenities. Early Check-In Policy We understand that sometimes you want to start your vacation a little sooner! While we do our best to accommodate early check-ins, they are based on availability and cannot be guaranteed in advance. Guests may contact us at 10:00 AM on the day of arrival to check if early check-in is possible. If available, the following conditions apply: An early check-in fee of $25 per hour will be charged The fee must be paid in full prior to check-in Early entry will not be granted without confirmation and payment Please note: If early check-in is important to your travel plans, we recommend booking your stay beginning the day before your intended arrival to ensure the home is reserved and ready for your early access. We appreciate your understanding as we work to prepare the home for your arrival with the highest standards of cleanliness and comfort. Late Checkout Policy Checkout time is 10:00 AM sharp on the day of departure. If you would like to request a late checkout, please submit your request no later than 11:00 PM the night before your departure. All requests are subject to availability and approval and will be considered on a case-by-case basis. If approved, a late checkout fee of $20 per hour will apply and must be paid in advance. Important: Guests who fail to vacate the property by 10:00 AM without prior approval will be charged $20 per hour until the property is fully vacated, as this directly impacts our cleaning and guest turnover schedule.
