Your Austin home base, minus the hotel hallway. This 3-bedroom, 1-bath half-duplex gives your crew a comfortable place to land in a central Austin neighborhood, with the city within easy reach. Spend the day exploring, eating your way through Austin, or getting things done. Then come back, kick off your shoes, and make yourself at home. Simple, comfortable, and ready for your Austin adventure.
You’ll have your own side of the duplex with plenty of room to settle in and make yourself at home.
Inside are 3 bedrooms, each with its own bed: one king bedroom and two queen bedrooms. There’s 1 full bathroom, a comfortable living area, a full kitchen for everything from morning coffee to “we bought way too much food at H-E-B,” and an in-home laundry room for longer stays.
Guests also have access to the backyard, giving you a little extra space to step outside, relax, or let the Austin air remind you that yes, you did in fact come to Texas.
The home is simple, comfortable, and set up to give your group an easy place to land between Austin adventures.
Guests have access to the entire Unit A side of the duplex, including all 3 bedrooms, the full bathroom, living area, full kitchen, laundry room, and backyard.
You’ll have your own private entrance and can make yourself at home throughout the space. The only areas off-limits are any clearly marked or locked owner/maintenance closets.
Please remember this is one side of a duplex, so the neighboring unit is separate and not included with your stay.

You’re staying in a central Austin neighborhood that makes a pretty solid launchpad for the city.
Downtown, restaurants, coffee shops, shopping, parks, and everyday essentials are all within easy reach, so you can spend less time commuting and more time actually doing Austin things.
The neighborhood itself is residential and low-key, which is nice when you’re ready to come home and decompress after a day of tacos, traffic, live music, or all three.
It’s not a resort district, and that’s kind of the point. You get a real Austin neighborhood with convenient access to the places you actually came here to visit.
Getting around Austin is easiest by car, rideshare, or rental car. The home has one designated driveway parking space for guests, so you won’t have to play the downtown Austin parking lottery when you get home.
Uber and Lyft are readily available in the area, and you’ll have convenient access to major roads for getting around the city.
Please do not block neighboring driveways, sidewalks, or access areas. If your group has more than one vehicle, plan ahead for legal street parking nearby where permitted.
Austin is spread out, so wheels are definitely your friend—but once you’re out exploring, tacos, coffee, parks, and downtown adventures are never too far away.
HOUSE RULES
We’re not trying to ruin anyone’s vacation with a giant rulebook. Most of this boils down to: enjoy the house, be cool to the neighbors, and leave things roughly where you found them.
• Minimum booking age: The primary guest must be at least 21 years old, must make the reservation themselves, and must remain at the property for the entire stay.
• Registered guests only: Only guests included on the reservation may stay at or visit the property unless approved in advance. Please don’t turn a reservation for four into a surprise family reunion.
• No parties or events: This is a home, not a nightclub with better throw pillows. Parties, events, and large gatherings are not permitted.
• Quiet hours: Quiet hours are 10:00 PM–8:00 AM. Please keep music, conversations, and outdoor activity at a respectful volume. People actually live around here.
• Respect Unit B: This home is one side of a duplex. Unit B is completely separate, so please do not enter, approach, knock on, or disturb the neighboring unit or its guests.
• Parking: There is space for one vehicle in the driveway. Please do not block sidewalks, neighboring driveways, streets, yards, or access areas.
• No smoking or vaping: Smoking, vaping, or similar activity is not permitted inside the home. Evidence of smoking or vaping inside the property will result in a $250 charge.
• No unauthorized pets: Pets are not permitted unless specifically approved in advance. Bringing an unauthorized pet onto the property may result in a $179 charge, plus the cost of any additional cleaning or damage. Approved service animals are handled in accordance with applicable platform rules and law.
• Exterior security cameras: Please do not cover, unplug, disconnect, reposition, damage, or otherwise interfere with any exterior security or monitoring equipment.
• Locked closets stay locked: Any locked owner, supply, or maintenance closet is off-limits to guests. Please don’t attempt to open it. We promise there’s no treasure in there.
• Remotes have homes too: Please return TV and other remotes to their designated location before checkout. Remotes are remarkably talented at disappearing into alternate dimensions.
• Lost & Found: Double-check for chargers, AirPods, favorite pillows, children, etc. before leaving. If we locate a forgotten item and you would like it shipped back, there is a $50 handling fee plus the actual cost of shipping.
• Report problems right away: Accidents happen. Things break. Toilets occasionally choose violence. If something is damaged, leaking, malfunctioning, or just seems wrong, please message us immediately. The sooner we know, the sooner we can help.
• Don’t move the furniture: Please leave furniture, TVs, decorations, appliances, and other larger items where you found them. Rearranging the house for your stay sounds fun until someone has to put it all back.
• No candles or open flames: Candles, incense, and other open flames are not permitted inside the home.
• No illegal activity: Illegal substances, unlawful activity, dangerous behavior, or anything likely to result in an awkward conversation with law enforcement is prohibited.
• Keep the home secure: Lock exterior doors and windows whenever you leave the property and again when checking out.
• Take care of the backyard: The backyard is yours to enjoy during your stay. Please clean up after yourself and leave outdoor furniture and other items where you found them.
• Trash: Please place trash in the designated bins. Do not leave loose trash, food, or garbage around the home or backyard.
• No glitter or confetti: It seems innocent. It is not. Glitter has a half-life of approximately 400 years. Please leave it at the party store.
• Respect the property: Please treat the home, furnishings, backyard, neighbors, and surrounding property with care. If damage occurs beyond normal wear and tear, the guest may be responsible for repair or replacement costs.
• Checkout: Please follow the checkout instructions sent before departure and leave the home reasonably tidy. No need to perform a full cleaning—that’s our job—but please don’t make the cleaning crew question their career choices.
Basically: have fun, enjoy Austin, respect the house, respect the neighbors, and don’t make us add a new rule because of you. 😄
