*Thank you in advance for your understanding and compliance with the rules.* ➣ Cancellation Policy for Direct Booking Long-Term Reservations (30 days or more): ● For reservations of 30 days or longer, a separate cancellation policy applies: ● Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. ● A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. ● No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date. ➣ If you are a local resident, you must contact us before booking ➣ Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm. Additionally, please take note of our very important local code: Positively no external speakers inside the house or next to pool or hot tub area. Music may be played only on your phone, no bluetooth speakers as this can disturb neighbors, and is a violation of local code. ➣ No parties allowed ➣ Pets are not permitted on the property under any circumstances. Violation of this rule will result in a $400 per day fee and immediate eviction from the property. ➣ Guest must provide us with a valid ID that matches their credit card information ➣ Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible ➣ Guests who make reservations for over 30 days must sign our standard lease agreement and agree to a background check before check-in (it will be provided before check-in) ➣ NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. There will be a $250 charge per day of reservation if this rule is not followed ➣ There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. No groups larger than 10 guests without permission. ➣ No children climbing on railings. Children must be supervised at all times outdoors. ➣ Hot tub rules: ● No children under 6 years old in hot tub. ● Do not enter the hot tub if it is not sanitary, advise us immediately so it can be cleaned. ● Shower before entering the hot tub to remove any body oils. ● No alcoholic beverages or food in hot tub. ➣ Pool rules: Enjoy your swim, and thank you for following our splashy guidelines! ● No Diving: Our pool is great for a swim but not deep enough for diving, so please keep it safe and fun with no diving. ● Supervision Required for Children: Little swimmers need an adult buddy. Make sure there's always an adult supervising the fun. ● No Glass in Pool Area: Let's keep it shatter-free. Please use plastic cups and bottles around the pool to keep toes and tails safe. ● Walk, Don’t Run: No speedy feet around the wet edges—let’s keep it slip-free and safe. ● No DIY Chemistry: Please don’t add anything to the water—no salt, no chemicals. ➣ For your safety, please do not use the sauna or cold plunge while under the influence of alcohol or drugs. Using these amenities while intoxicated can pose serious health risks. This rule is in place to protect you and ensure a safe experience for everyone. ➣ Owner & property maintenance is not responsible of accidents! ➣ Late check-out fee of $50 (if not authorized) applies for check-outs after 11:00 am. We're sorry we have to charge this but we pay our housekeepers based on the agreed-upon checkout time and if they are unable to clean we still have to pay them ➣ Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos ➣ As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. ➣ The cleaning fee for the required mid-stay cleaning will be deducted from your security deposit, if a deposit was collected. If you booked through Airbnb, the charge will be processed through the Airbnb Resolution Center. For reservations made through other platforms, the fee will be collected according to the payment method associated with your booking. ➣ For your security and protection the property is equipped with an exterior camera ➣ Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week ➣ Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. ➣ If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs ➣ If you book on VRBO, direct bookings, or any other non-airbnb OTAs except booking.com, we will place a small deposit hold on your credit card 2 days before your arrival to cover any accidental property damage that may occur and it will be released after your check out. If we fail to capture your security deposit, your reservation will automatically be cancelled. ➣ If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation. Thank you for understanding! ➣ No Pets: Pets are not allowed. Evidence of a pet on the property will result in a $850 per day penalty.
