• Rules

  House Rules Check-in is after 3:00 PM and check-out is by 11:00 AM. No smoking, vaping, or open flames inside the home. A $250 fee applies for violations. No parties, events, or unregistered guests. Pets are not allowed. Service animals are permitted with verified documentation provided at least 72 hours prior to arrival. Quiet hours are 10:00 PM to 7:00 AM. Please respect neighbors and keep noise to a minimum. Please use provided trash bins and avoid leaving food or waste outdoors. Only use pool, hot tub, sauna, and gym equipment as intended. Children must be supervised at all times. Report any damages or maintenance issues immediately to ensure prompt attention. Excessive mess or failure to follow rules may result in additional cleaning or damage charges. Community Rules Guests must follow all Balmoral community guidelines while using shared amenities. Lagoon and park lake access is for registered guests only. Wristbands or passes must be used if provided. Glass containers are not permitted in community areas. Proper swimwear is required at the lagoon, pool, and hot tub. Children must be supervised in all community areas, including the lagoon, playgrounds, and walking trails. Please respect community quiet hours and parking rules. Unauthorized vehicles may be towed. All guests must conduct themselves in a respectful manner toward neighbors and staff.

• Notes

  Smoking is strictly prohibited inside the home. Parties and events are not allowed under any circumstances to maintain the comfort and safety of the neighborhood. Only registered guests are permitted on the property unless prior approval has been granted. Pets are not allowed; however, verified service animals are accepted with proper documentation, which must be submitted at least 72 hours prior to check-in for verification. Early check-in and late checkout may be available upon request and are subject to availability for an additional fee. The home is located in a peaceful, residential community, and we kindly ask all guests to observe quiet hours between 10:00 PM and 7:00 AM. When using community amenities, guests are expected to follow all posted rules and guidelines to ensure a respectful and enjoyable experience for everyone.

• Access

  Guests will have full private access to the entire home, including all four bedrooms, three and a half bathrooms, the fully equipped kitchen, dining areas, living room, private movie screening room, in-house sauna, gym, and laundry. Outside, guests can enjoy the swimming pool, hot tub, putting green, playground, and backyard seating. In addition, your stay includes access to the community’s resort-style amenities such as the lagoon-style beach, walking trails, playgrounds, and park lake.

• Transit

  Getting around from this location is easy and convenient, whether you're driving or using ride-share services. The home is just minutes from Beltway 8 and I-69, offering direct access to downtown Houston, George Bush Intercontinental Airport (IAH), and surrounding areas. Houston’s major business districts, attractions, and medical centers are all within a 20–35 minute drive. For guests flying in, the airport is only about 15–20 minutes away by car, making this an ideal stay for out-of-town travelers. Uber and Lyft are readily available throughout the area, and street parking is free and plentiful if you're traveling with your own vehicle or a rental. Most errands and local dining are within a short drive, and the community is pedestrian-friendly for walks, jogs, or bike rides within Balmoral. This location gives you the flexibility to explore all that Houston has to offer while enjoying a peaceful home base in a secure, well-connected neighborhood.
