Just a few important reminders to provide you with the best stay!
➤ Guests who stay 7 nights or more will receive a complimentary 1-day pool pass for one guest, while those staying 30 nights or more will receive a complimentary 1-day Premium Daybed pass for up to four guests at the iconic Hotel Valley Ho Pool in Old Town Scottsdale. Passes are valid Friday–Sunday only, all attendees must be 21+, and availability is limited and subject to change.
➤ Pursuant to the City of Tempe Code (Section 16A-219) we will conduct a national sex-offender check on the booking guest for short-term stays. Any confirmed sex offender status shall be cause for cancellation of the reservation.
➤ We use third-party provider Truvi as part of our guest screening process. Truvi will contact you via email and/or text to complete the verification. As a condition of booking our property we require the booking guest to purchase a non-refundable damage waiver ($35) via third party provider Truvi, which will protect you and your guests in case of accidental damage of up to $500 during your stay.
➤ Your reservation is NOT confirmed until these requirements are fulfilled, otherwise the reservation is at risk of cancellation.
➤ Driveway parking for (3) vehicles. Covered parking for (1) vehicle. There is one electric vehicle charger available.
➤ Please note: Oleander bushes are present in the backyard. Oleander is highly toxic to pets if ingested. For the safety of animals, pets are not allowed on the property, subject to Federal and/or State Law.

Important information

*Thank you in advance for your understanding and compliance with the rules.* 1. For reservations of 30 days or longer, a separate cancellation policy applies: • Guests will receive a full refund if they cancel at least 30 days before the scheduled check-in date. • A 50% refund will be issued for cancellations made between 14 and 29 days prior to the scheduled check-in date. • No refund will be provided for cancellations made 13 days or fewer before the scheduled check-in date. 2. Pursuant to the City of Tempe Code (Section 16A-219) we will conduct a national sex-offender check on the booking guest for short-term stays. Any confirmed sex offender status shall be cause for cancellation of the reservation. 3. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival. We are committed to protecting our properties, which is why we have partnered with Truvi, a third-party provider. Truvi will contact you via email and/or text. Please note that before your booking begins, we will need to verify your details (name, email, date of birth, and submit a passport/driver’s license or government issued ID, along with a real-time selfie image through the Truvi website. This must be completed within 48 hours of booking, or the reservation is at risk of cancellation. 4. We have partnered with Truvi to require a Damage Waiver Policy as a condition to book our property. You will also be asked to purchase a $35 non-refundable damage waiver through Truvi, which will protect you in case of accidental damage of up to $500 during your stay. Waiver terms and conditions are available on the Truvi website. 5. Stays of 30 nights or longer require the Tenant(s) to sign a lease, to be provided via email after verification through the Truvi website. This must be completed within 48 hours of the check-in date, or prior to staying 30 nights, or your booking is at risk of cancellation. 6. If you are local and / or under the age of 21 please notify us before making your reservation. 7. For short-term stays (< 30 days), no third-party bookings are allowed. The reservation holder must occupy the property for the entire length of the reservation. 8. We would like to inform you that for direct bookings and long-term stays, a 4% credit card fee will be applied to any cancellations and refunds and we will follow the platform's cancellation policy. 9. Guest must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 10. Exceeding the number of guests for your reservation may result in immediate non-refundable eviction and/or additional fees. Reservation holder agrees to provide the names, ages and city, state of residence of all guests over 18 prior to check-in. Any changes to the number of guests booked in the reservation must be pre-approved in writing prior to check-in. Cameras located on the exterior of the residence (driveway, front door) shall be used to enforce this requirement. 11. This is a non-smoking property. Smoking (including cigarettes/cigars/tobacco/vaping/candles/incense/marijuana) is prohibited in any area in, or on the Premises and on the Property. If any evidence of smoking inside the house is discovered, the Guest(s) or Tenant(s) will be fined $1000, or the amount incurred for any smoke remediation fees, whichever is greater. Illegal activity, including drug use or distribution, is prohibited. 12. A lost key charge of $300 shall apply for any lost keys to cover locksmith costs. 13. Excessive dirtiness to the house will incur an additional cleaning fee(s) charged to the Guest and will be evidenced with photos. Additional charges will be processed through Truvi (Damage Waiver program) or Airbnb resolutions. 14. No noise, music or other sounds, or conduct is permitted at any time in such a manner as to disturb or annoy other people, or neighbors. Tenant or guest(s) acknowledges that they will keep their noise level to a minimum between the hours of 10:00 pm to 8:00am. For the safety of our guests, neighbors, and protection of our property the home may be equipped with non-recording noise monitoring devices that will alert us to excessive noise levels. 15. No parties or events are allowed. UNAUTHORIZED PARTIES, EVENTS OR ILLEGAL ACTIVITY WILL RESULT IN IMMEDIATE NON-REFUNDABLE EVICTION FROM THE PROPERTY AND/OR ADDITIONAL FEES. The booking guest is made aware of the City of Tempe, Chapter 5 Article III, Section 5-30, et.al “Tempe Nuisance Ordinance” which prohibits unlawful gatherings and/or nuisance parties as defined in the law. The guest(s), occupant(s), host(s), or any responsible person(s) may be charged a police services fee for any police response as per the law. This fee shall be the sole responsibility of the person(s) being charged the police services fee. The Tenant(s) shall be financially responsible for any police services fee(s) charged to the Owner arising from their violation(s). Tenants and guests shall not participate in film or photography that is intended for commercial use or profit without permission from the owner. 16. No pets are allowed in any area in, or on the premises and on the property unless it is a designated service animal or emotional support animal under Federal and/or State laws. Violations are grounds for cancellation of the Guest’s stay at the property and will be subject to immediate ejection from the property and forfeiture of all monies paid. Guest(s) or Tenant(s) with unauthorized pets will be liable for any pet remediation fees for violation of this policy. 17. Please leave the NEST thermostat at 78 degrees (Summer/Spring/Fall) or 64 degrees (Winter) when not home. 18. Tenant/Guest acknowledges that cameras are located on the exterior only of the residence (front door, driveway) and are used exclusively for monitoring the safety and security of the residence. Tenant(s) and/or Guest(s) shall not tamper with, remove, or shut off cameras. 19. Tenant or guest(s) shall not operate the outdoor propane firepit unattended or while small children or animals are present due to the concern for injuries. IN NO EVENT WILL OWNER BE LIABLE TO GUEST OR TO ANY THIRD-PARTY FOR BODILY INJURY, DEATH OF ANY PERSON, OR DAMAGE TO PERSONAL PROPERTY ARISING FROM USE OF FIREPLACE, FIRE PIT OR BBQ. 20. Guest(s) must check out by 11:00am. IF THE GUEST WILLFULLY FAILS TO VACATE THE PROPERTY AS PROVIDED FOR IN THIS AGREEMENT, THE OWNER WILL BE ENTITLED TO RECOVER AN AMOUNT EQUAL TO $100 for each ½ hr. you are late vacating the premises. IF GUEST HAS NOT VACATED THE PREMISES WITHIN 4 HOURS OF THEIR AGREED UPON CHECKOUT TIME, THEY WILL BE CHARGED A DAILY RATE OF $ 300 OR TWICE THE ACTUAL DAMAGES SUSTAINED BY THE OWNER, WHICHEVER IS GREATER. The cleaning crew may enter the property any time after your check-out time to begin preparing the property for the next guest. We’re sorry we must charge this, but we pay our housekeeping team based on the agreed-upon checkout time and if they are unable to clean, we still must pay them. 21. No firearms, ammunition, explosives, fireworks, or other weapons are permitted on the property. 22. Garbage must be placed in the brown City garbage receptacle located in the alleyway behind the house immediately once garbage cans are “full.” Recycling should be placed in the City "blue" recycling receptacle located in the driveway. Long-term tenants shall be responsible for moving the recycling container to the street curb on Sundays, prior to pick up (Monday morning) and returning the container after pickup in a timely manner. 23. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place on or around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 24. The cleaning fee for the mandatory mid-stay clean will be deducted through Airbnb resolutions. 25. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 26. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 Mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week. 27. Corzly reserves the right to decline reservations from returning guests who have damaged the property or disrespected our house rules, as evidenced by photos. Thank you for your understanding.
