• Rules

  RENTAL RULES An additional rental agreement will be provided by property owner and must be signed before access is granted to the house. 1.Smoking is NOT allowed. 2.People other than those in the Guest party set forth above may not stay overnight in the property. Any other person in the property is the sole responsibility of Guest. Guests are not allowed to exceed the occupancy limit agreed to above. 3.Guests should not create excessive noise at a level that disturbs neighbors; neighborhood quiet hours are from 10:00p.m. – 8:00a.m. 4.Parties are NOT allowed. 5.The Homeowners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. 6.Keep the property and all furnishings in good order. The Mountain House is a shoe-free property. Please remove shoes prior to walking on the pine floors as they damage easily. No skis or ski boots are to be stored in the house and Guests expressly acknowledge that ski boots are not allowed to be worn in the house. 7.Only use appliances for their intended uses 8.Pets are NOT allowed. Any evidence of pets on furniture may incur extra cleaning fees. 9.Parking is limited to four (4) vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing; applicable fines/towing fees are the sole responsibility of the vehicle owner. 10.Housekeeping: There is no daily housekeeping service. While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We suggest you bring beach towels. We do not permit towels or linens to be taken from the property. 11.Garbage: All trash must be left in the shed on our property and we will take it after your stay. 12.Hot Tub: No children under the age of 15 permitted in hot tubs at any time without adult supervision. When using the hot tub, remember there is a certain health risk associated with this facility. Use at your own risk. Our housekeepers drain, sanitize, refill and replenish chemicals in all tubs prior to your arrival; therefore, it may not be warm until later that evening. NO GLASS OR FOOD IS PERMITTED IN THE HOT TUB. ADDITIONAL CLEANING FEES OF UP TO $300.00 WILL APPLY IF GLASS, FOOD OR OTHER ITEMS ARE FOUND IN THE HOT TUB. DO NOT STAND ON THE HOT TUB COVERS. Hot tub covers are for insulation purposes and are not designed to support a person or persons. They will break and you may be charged for replacement. Remember when not using the hot tub, leave cover on so hot tub will stay warm. 13.Woodstove: The woodstove is wood-burning and vented. Please do not throw any paper or other combustible materials in the woodstove. Do not leave the woodstove unattended. Please ensure it is no longer burning prior to leaving the property or going to bed. Wood is not provided as part of this agreement, but you may purchase wood at the local grocery store. Please use caution with the woodstove; hot coals will damage the wood floor. 14.Gas Grill: A gas grill and a gas tank are provided. You may not bring or use a charcoal grill at the Rental Property. Use of a charcoal grill is grounds for immediate termination of this agreement. If you have any problems with the gas tanks, please contact us immediately. 15.Water and Septic: The property is on a well and septic systems. The mineral content in the water is high. During a drought, the well water may have an odor. The septic system is very effective; however, it will clog up if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at anytime. If it is found that feminine products have been flushed and clog the septic system, you could be charged the cost of repairing/replacing clogged septic line as damages. 16. Storms: No refunds will be given for storms. Mountain roads can be curvy and steep. Gravel drives are well maintained; however, we highly recommend four wheel drive and/or chains during the snow months. We do not refund due to road conditions. 17. An additional renters agreement with all of this content may be provided after the booking has been made. This agreement is to be signed and sent back to us prior to the arrival date of the reservation.

• Notes

  High-speed Wifi Available Renter must be over the age of 25. For group rentals, all in the party must be over 25. (Does not apply to families). No Smoking No Pets Parking for 5 Cars Maximum Occupancy is 13 Security System / no cameras ** The driveway is steep and not in great shape due to some pretty rough past winters. Please note that without 4 wheel drive, it may be challenging to get up the driveway. If needed you can park in the little parking cove at the beginning of the driveway or on the street. We sand/salt when needed so this should not be an issue but if there is fresh powder or rain overnight, our plowers may not be able to get to the house in time for your arrival or departure. ** To see our entire collection of properties and book direct, please visit birchrentals . com

• Transit

  You will need a car while staying in our home. In the winter months we suggest either an SUV or something that doesnt have a hard time in the snow. Mountain View Road is off a road called Dundee road which has a slight incline to it. If there is a snow storm, Dundee road could be a challenge if your care is 2 wheel drive. Uber is available sometimes, we have had guests use it successfully in the past.

• Neighborhood

  Our home is located in one of the most beautiful towns in all New Hampshire, Jackson. We are on a nice quiet road with incredible views.

• Interaction

  Jeremiah and Lisseth are my co-hosts and they will be available 24/7 for any questions or issues. They will provide their cell phone number in case you need it.
