This is a Lakeview and Pool view home located at the exclusive Margaritaville Estates. This home has 3 Bedrooms (Master-1 King bed, Bedroom 2: 2 Queen Beds, Bedroom 3: 2 Queen Beds). 3 Full bathrooms with shower and tub combination. Two Decks, Grill, Firepit. Easy entrance, no steps, walk right in. Parking for two people. As a guest in Margaritaville you are able to access two private outdoor pools seasonally from Memorial Day to Labor Day. Also able to access two golf courses, the driving range, pool hall, bowling alley, arcade, spa, indoor water park, miniature golf, and the famous Landshark Bar as well as 5 other restaurants, coffee shops and restaurants
House Rules:
Quiet Hours: Adherence to quiet hours from 10pm to 8am is requested to maintain a peaceful atmosphere.
No Party Policy:
● Parties or large gatherings are strictly prohibited at this property.
Violation Consequences:
● First Complaint: If a party or loud noise is reported and verified, you will receive one warning.
● Second Complaint: A second verified complaint will result in immediate termination of your stay. You will be required to leave the property, forfeiting all rent paid, deposits, and fees.
● Additional Fees: You will also be responsible for any charges incurred for extra cleaning or damage caused by unauthorized gatherings.
Check-In and Check-Out Policy
We strive to provide a seamless and comfortable experience for all our guests. Please review the following check-in and check-out guidelines:
Check-in:
● Check-in begins at 4 PM.
● Access Code: Your access code will be sent to you via email or text on the morning of your arrival. The code is time-activated and will work according to your reservation details.
Check-Out:
● Time: Check-out is at 10 AM.
● Departure Promptness: We often welcome new guests the same day as check-out, so it is essential to leave on time to allow our team adequate time to prepare the property. Late check-out may result in additional fees.
Early Check-In or Late Check-Out Requests:
● Early check-in or late check-out can be requested for an additional fee.
● Requests must be made at least 24 hours in advance and are granted on a case-by-case basis depending on our reservation calendar.
Trash Policy
To ensure the property remains clean and welcoming for all guests, we ask that you follow these guidelines regarding trash removal:
● Bagging Trash: All trash accumulated during your stay, both inside and outside the property, must be securely bagged.
● Trash Disposal: Bagged trash should be taken to the designated dumpster as outlined in your property guide.
● Additional Fees: Excess trash or debris left behind that requires our team to bag and remove it may result in additional fees.
● Guests assume full responsibility for their own safety and the safety of their group while on the property and in the lake.
Guest Policy: Only guests included in your reservation at the time of booking are allowed on the property. Additional guests or visitors are not permitted at any time.
No Smoking Policy
Smoking of any kind, including cigarettes, cigars, marijuana, and vaping, is strictly prohibited inside the home, on the decks, and in the dock areas. This policy is in place to maintain the comfort and cleanliness of the property for all guests. Failure to comply with this policy will result in a $750 fine to cover the cost of professional remediation, including ozone treatment, to eliminate odors and restore the property to its original condition.
Pet Policy
We welcome pets with the following guidelines to ensure the comfort of all guests and the care of the property:
Pet Fee: There is an additional daily pet cleaning fee of $20 per night, which helps cover the cost of routine cleaning. This fee does not include any damages caused by the pet.
Pet Approval and Weight Limit: Only one pet up to 25 pounds is permitted, and prior approval is required.
Potty Trained Pets Only: Pets must be fully potty trained. Owners acknowledge and confirm this requirement before bringing their pet into the home.
To ensure a safe and enjoyable experience for all guests, we have the following minimum age requirement:
● Primary Renter: The primary renter must be at least 25 years of age and is fully responsible for all guests under this age staying at the property.
● Responsibility: The primary renter acknowledges that they are responsible for the actions, behavior, and any damages caused by all guests they bring to the property.
Parking in designated areas only or Margaritaville security will tow and you will be responsible for all associated fees.

While we strive to keep you informed, we cannot guarantee their availability or condition during your stay, as maintenance or closures may occur without prior notice.
