The kitchen's fully stocked for real cooking — full-size fridge, stove, cookware, coffee, dishwasher. There's a washer and dryer in the house, plus AC, heat, hair dryer, and iron so you're covered whether you packed light or not.
The real draw is outside. A wrap-around deck runs the house, the hot tub's ready when you are, and down by the water there's a fire pit with chairs, a BBQ grill, and a patio set up for alfresco dinners. Boone Lake is right there.
You've got the whole house and the whole yard — deck, hot tub, fire pit, grill, and lake access are all yours for the stay.

The house sits on Boone Lake in a quiet, semi-rural pocket of Sullivan County, right between Piney Flats and Bluff City. It's the kind of place where you hear the water more than the road. You're close to everything the Tri-Cities has going — 10 to 25 minutes to Bluff City, Kingsport, and Bristol — but far enough out that the pace slows down the second you turn onto Rocky Springs Road. Boone Lake itself is the main event: fishing, boating, or just coffee on the deck watching the water.
You'll want a car here. The Tri-Cities airport (TRI) is about 8–15 miles away, an easy drive. From the house it's roughly 10–25 minutes to Bluff City, Kingsport, and Bristol for groceries, restaurants, and anything you forgot to pack. The driveway is gravel but recently done and in good shape for any vehicle.
