Royal Beach Retreat is ready for the entire crew, all 16 of you, assuming the group chat finally commits. With four bedrooms, 2.5 bathrooms, a fully equipped kitchen, and plenty of indoor and outdoor space, the difficult part isn’t settling in. It’s agreeing on dinner.
Located in gated Crystal Beach Estates, the beach is a five-minute walk away which is close enough to be convenient, yet somehow still enough time for someone to realize they forgot the sunscreen.
Royal Beach Retreat gives groups of up to 16 plenty of room to gather, spread out, and begin the delicate negotiations surrounding top-bunk ownership.
The sleeping setup
Two bedrooms each feature a king bed. The other two bedrooms are built for the larger portions of the crew, with one twin-over-twin bunk bed and one queen-over-queen bunk bed in each room. Each bunk room sleeps six, bringing the home’s total sleeping capacity to 16.
Bathrooms
The home has two full bathrooms and one half bathroom, helping everyone get ready without turning the morning routine into a scheduling crisis.
Living room
The living room is the group’s central gathering place for movies, conversations, and collectively deciding what everyone wants to do while offering no actual suggestions.
Kitchen
The full kitchen has everything needed to prepare meals, snacks, and heroic amounts of coffee. There’s plenty of workspace for cooking together—or for one person to cook while everyone else provides highly useful supervision.
Deck
Step outside onto the deck for fresh air, morning coffee, and the kind of evening conversations that only seem to happen near the beach. Outdoor furniture provides a comfortable place to sit back and stay awhile.
Downstairs patio
The downstairs patio offers another outdoor hangout space with seating and a grill. Fire it up for burgers, seafood, or whatever your group has confidently decided counts as dinner.
You’ll have access to the entire home, including all four bedrooms, 2.5 bathrooms, the living room, kitchen, laundry closet, deck, downstairs patio, and outdoor spaces. Settle in and make yourself at home.
The only off-limits area is the attic. Everything you need for a great stay is already downstairs, so no attic expedition should be necessary.
I’ll give you the space and privacy to enjoy your stay, but I’m available if you need help or have questions. Royal Beach Retreat is located in Crystal Beach Estates, a small gated neighborhood just a five-minute walk or quick golf cart ride from the beach. You’ll be close to Crystal Beach restaurants, shops, and local attractions while still having a quieter place to return to when the day’s sand-related activities are complete.
A waterway runs behind the home, offering opportunities for fishing and crabbing without leaving the backyard. The neighborhood gate helps limit passing traffic, but it does not make anyone better at remembering the sunscreen.
The beach is about a five-minute walk from the house, so your own two feet work nicely when everyone remembers what they brought. Golf carts are also a popular way to reach the beach and explore nearby areas.
A personal vehicle is recommended for grocery runs, restaurants, and trips farther along the Bolivar Peninsula. If you plan to drive or park on the beach, you’ll need to purchase a local beach parking permit.
The home is inside a gated community. Your gate code and arrival instructions will be provided before check-in through the guest portal.
- The primary booking guest must be at least 21 years old and remain at the property throughout the reservation.
- Maximum occupancy is 16 people, including overnight guests and visitors.
- Only registered guests are permitted. Any visitors must be disclosed and approved in advance.
- No parties, events, or large gatherings.
- Quiet hours are from 10:00 PM to 8:00 AM. Please keep music, conversations, and outdoor activity at a respectful volume.
- Pets are allowed with a $179 pet fee and must be disclosed before arrival.
- Pets are not allowed on beds, sofas, or other furniture.
- All dog waste must be picked up from the yard before checkout. Guests are responsible for pet-related damage or excessive cleaning.
- No smoking or vaping inside the home. Evidence of smoking will result in a $250 fine.
- Use designated parking areas only. Do not park or drive on neighboring property or landscaped areas.
- The attic is strictly off-limits. No vacation has ever been improved by an unauthorized attic expedition.
- Do not tamper with exterior security cameras, smoke detectors, or other safety equipment.
- Children must be supervised around stairs, decks, balconies, outdoor areas, and water.
- Use the grill responsibly, never leave it unattended, and make sure it is completely turned off after use.
- Do not move indoor furniture outside or rearrange large furniture.
- Please place trash in the designated containers and follow the checkout instructions provided in the guest portal.
- Only toilet paper may be flushed. Do not flush wipes, feminine products, paper towels, or other items—even if the packaging makes ambitious claims.
- Report accidental damage, spills, or maintenance problems promptly so we can help.
- The check-in form and rental agreement must be completed before arrival.
- Early check-in and late checkout must be purchased through the guest portal and approved in advance.
- Items left behind can be returned for a $50 handling fee plus the cost of shipping.
