Important information

1. Cancellation Policy:
• Travel Insurance, Damage Protection, and any processing or administrative fees are non-refundable.
• The cancellation policy applicable to your reservation will be the cancellation policy stated in your booking confirmation, rental agreement, or booking platform.
• No cancellation or refund requests shall be granted beyond the terms of the reservation agreement for any reason, including, but not limited to, storms, inclement weather, road conditions or closures, travel or gathering restrictions, or other acts of God.
• Owner reserves the right to cancel a reservation at any time upon a full refund of the reservation fee.
2. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival.
3. The primary Guest executing the rental agreement must be at least twenty-one (21) years of age and must be physically present at the Premises for the entirety of the reservation. Guest is responsible and liable for all members of their party and anyone else permitted onto the Premises by Guest. Guest’s failure to meet this age requirement, or Guest’s absence from the Premises during the stay while other members of the Group remain, may be grounds for removal with no refund of any kind.
4. A security deposit and/or damage waiver may be required for the booking. The security deposit or damage waiver may be applied to damages, missing items, repair costs, assessed fines, hot tub or pool service fees, trash removal fees, or other charges resulting from Guest’s stay. If damages or fees exceed the amount collected, Guest agrees to pay the remaining balance.
5. Please note that for VRBO reservations and direct bookings, applicable credit card processing fees may apply to payments, cancellations, and refunds, in accordance with the platform’s cancellation policy and/or the rental agreement.
6. Guests acknowledge and agree to observe quiet hours from 11:00 PM to 7:00 AM daily and to keep noise levels to a minimum during this time out of respect for neighbors and other guests. Loud outdoor music is not allowed at any time. Disruptive behavior, excessive noise, or conduct that disturbs neighbors or other guests may result in additional fines or removal from the property.
7. No unauthorized parties or events are allowed. Group bookings are allowed only when they comply with the property’s occupancy limits, quiet hours, parking rules, and all other house rules. Commercial group bookings, corporate retreats, organizational events, and group travel programs are welcome only with prior written approval from Owner. Owner reserves the right to decline any group reservation at Owner’s sole discretion.
8. Guest must provide us with a valid working phone number. Guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible.
9. Smoking is permitted outside only. NO SMOKING is permitted inside any building or enclosed structure. This includes, but is not limited to, cigarettes, vape pens, marijuana, and any similar products. No use of fire is permitted inside the rental, including the lighting of candles, incense, or sage. Guests caught smoking indoors may be charged a fine of $1,000–$1,500. Littering of cigarette butts is prohibited.
10. There cannot be more than the allowed number of persons in or on the property at any time without prior written approval. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $100 per additional person per night.
11. Early check-in more than sixty (60) minutes before the scheduled check-in time is not allowed without prior written approval. Guest shall incur a $1,000 fine for early arrival more than sixty (60) minutes before the scheduled check-in time without approval.
12. Unauthorized late check-outs may incur a late check-out fee and/or additional housekeeping charges if the agreed-upon check-out time is not observed.
13. Stays over 28 days are allowed when paid for and approved. Guests who make reservations for over 30 days may be required to sign the applicable long-term lease agreement or additional rental documentation. For Wisconsin reservations over 30 days, sales tax may not apply where permitted by law.
14. As part of our commitment to maintaining a clean and comfortable environment for all guests, we may require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning may take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. The cleaning fee for the mandatory mid-stay clean may be requested separately.
15. Pets are NOT ALLOWED at any property. If any pet or animal is found in or about the Premises, it may be grounds for removal and forfeiture of all monies paid. Under no circumstances are pets allowed inside any structure, pool, or hot tub.
16. Excessively dirty units may incur an additional cleaning fee and will be evidenced with photos. Excessive cleaning may include, but is not limited to, cleaning time exceeding two (2) hours beyond the standard cleaning time for the property.
17. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances.
18. Please remember to take all of your belongings with you upon checkout. Items left behind may be mailed back to Guest at no charge when reasonably possible. Items found and not claimed within 30 days will be disposed of at the discretion of Owner.
19. If not following any of our rules forces us to refund or discount an upcoming or existing guest, Guest will be liable for the costs, including any demonstrable loss of rental income from a subsequent reservation.
20. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
21. All vehicles must be parked on the Premises. Parking is not allowed on the street at any time. No more than 20 vehicles are allowed on the Premises at any time without prior written approval. Violation may result in a $1,000 fine.
22. Guest must remain free from citation and charges for nuisance, disorderly conduct, or any other illegal activity, and must remain in compliance with county ordinances and state and local laws. Violation may result in forfeiture of the security deposit.
23. No fireworks or explosives of any kind are permitted, with the sole exception of hand-held sparklers. Firecrackers and aerial or ground-ignited devices are strictly prohibited at all times. Violation may result in an additional $1,000 fine per piece and other possible fines from local authorities.
24. Property boundary lines and easement driveway rules, where applicable, are to be respected at all times. Guest shall not interfere with neighboring property owners’ rights to access and use easement driveways. Guest shall not deviate from any driveway nor park or stop on the driveway except within the property limits as indicated by posted boundaries or property maps.
25. Trash: Please place all trash in the outdoor trash dumpster throughout the stay and upon departure.
26. Keep the Premises and all furnishings in good order. If furniture is moved during the stay, Guest is expected to return each item to its original location before checkout. Any furniture found out of place at checkout may result in a fine of $100 per piece.
27. Lawn Care: During summer months, weekly lawn service may occur. Owner will make reasonable effort to schedule lawn service outside Guest’s stay where possible; where service is necessary during the stay, Owner will provide reasonable prior notice. Please keep the yard clear of obstacles and stay at a distance while the crew works.
28. Snow Removal: Snow removal may occur during Guest’s stay as needed. Owner will make reasonable effort to provide prior notice. The snow removal crew normally clears walking paths after each snow, and the driveway is plowed any time there is over 2” of snow. Guest is free to clear any snowfall with provided tools.
29. Housekeeping: There is no daily housekeeping service. Linens and bath towels are included in the unit.
30. Beach Towels: Provided towels and linens are prohibited from outdoor use. It is suggested Guest bring beach towels. Evidence of outdoor use of provided towels may result in a deduction from the security deposit up to the replacement cost of the towel.
31. No-Strip Policy: Guests must NOT strip linens at check-out. Please leave all sheets and bedding on all beds.
32. Water and Septic: Where the Premises has a well and septic system, the septic system is very effective; however, it will clog if improper material is flushed. DO NOT FLUSH anything other than toilet paper. No feminine products should be flushed at any time. If material other than toilet paper is flushed and backup or damage occurs, Guest shall be liable for all reasonable charges relating to the incident, including reasonable compensation for any demonstrable loss of rental income from subsequent rentals.
33. Hot Tub and Pool: If a hot tub or pool is provided at the Premises, it will be prepared and tested for proper and safe chemicals prior to or on the day of occupancy. Misuse of a hot tub or pool by the spilling of foreign substances, including but not limited to soap, shampoo, oils, glass, or metal, may result in a service call charge at the sole discretion of Owner. Under no circumstances are pets allowed in pools or hot tubs.
34. Watercraft Use, Where Applicable: Where the property offers access to water activities or Guest brings private watercraft, Guest agrees to follow all posted and provided watercraft rules, Wisconsin DNR requirements, life jacket requirements, quiet-hour lake rules, and all applicable boating laws. Any required boating certificate or boater education card must be provided to Owner prior to use of any watercraft at the property. Guest agrees to hold Owner harmless from any and all death, disability, bodily injury, and property damage resulting from the use or storage of Guest’s watercraft.
35. Outdoor video surveillance and indoor/outdoor decibel monitoring may be active during the stay, and Guest hereby consents to such surveillance and monitoring.
36. Owner is not responsible for any accidents, injuries, or illness that occur while on the Premises, in its facilities, or on equipment provided or rented. Owner is not responsible for the loss of personal belongings or valuables of Guest. By accepting this reservation, Guest expressly assumes the risk of any harm arising from their use of the Premises or the use by others whom Guest invites to use the Premises.
37. No refunds will be provided due to inoperable appliances, pools, hot tubs, elevators, or other equipment. Owner will make every reasonable effort to assure that such items will be and remain in good working order. No refunds will be given due to power blackouts, water shortages, flooding, snow, construction at adjacent properties, travel or gathering restrictions, mandatory evacuations, weather, storms, or other potentially dangerous situations arising from acts of God or nature.
