House Rules To ensure a relaxing and respectful stay for everyone, please review and follow the house rules below: Quiet Hours: 10:00 PM – 6:00 AM. Please keep noise to a minimum during these hours out of respect for neighbors and fellow guests. Minimum Age Requirement: The primary guest must be at least 25 years old and present during the entire stay. No Party Policy: Absolutely no parties or events are allowed. Unauthorized gatherings will result in immediate termination of the stay without a refund. Parking: Please park only in the designated parking areas provided. Do not block driveways or park on the lawn. Violation of any of these rules may result in additional charges or immediate removal from the property. No Smoking or Vaping Policy – Interior & Exterior This is a 100% smoke-free and vape-free property—including both the interior of the home and all exterior areas such as decks, patios, and the dock. This policy applies to all forms of smoking and vaping, including tobacco, marijuana, and e-cigarettes. Violation of this policy will result in immediate termination of your reservation with no refund. Guests who choose to ignore this rule will be required to leave the property immediately upon discovery. In addition: A $650 non-refundable smoke remediation and cleaning fee will be charged to return the property to a clean, safe condition. Any additional damages or lingering odors caused by smoking or vaping will result in further charges. All reviews from violating guests will be reported and disqualified due to non-compliance with house rules. We strictly enforce this policy to protect the quality of our home and the comfort of all future guests. Thank you for respecting this rule. No Parties or Unregistered Guests Policy This property has a strict no party and no unregistered guest policy. Gatherings, events, or additional guests beyond those listed on the reservation are not permitted under any circumstances. Violation of this policy will result in the immediate termination of your stay without refund, and all guests will be required to vacate the property immediately. In addition: The reservation holder will be held financially responsible for all interior and exterior damages, including but not limited to furniture, flooring, walls, landscaping, and property contents. A cleaning and damage fee will be assessed based on the severity of the incident. All reviews will be disqualified and reported for non-compliance with house rules. We take the integrity of our home and neighborhood seriously. Thank you for helping us maintain a safe, peaceful environment for everyone. Liability Waiver & Guest Responsibility Policy By booking and staying at this property, all guests agree to use the home and its amenities at their own risk. The homeowner and Lakecation Vacations (the management company) are not liable for any injuries, accidents, or damages resulting from the improper or unsupervised use of the following amenities: Swimming, fishing, or kayaking in the lake Use of the dock, boat slips, or boat lift Use of the diving board Use of the firepit or outdoor grill Guests assume all responsibility and liability for personal injury, loss, or damage to themselves, others, and personal property while using any of the above amenities. Children must be supervised at all times around the water, dock, firepit, and any recreational equipment. Furthermore, guests will be held financially responsible for any damage caused to these features or any other part of the property due to misuse, negligence, or violation of house rules. By confirming your reservation, you acknowledge that you and your guests have read, understood, and agreed to this policy and release the property owner and management company from all liability related to use of these amenities. Early Check-In Policy We understand that sometimes you want to start your vacation a little sooner! While we do our best to accommodate early check-ins, they are based on availability and cannot be guaranteed in advance. Guests may contact us at 10:00 AM on the day of arrival to check if early check-in is possible. If available, the following conditions apply: An early check-in fee of $25 per hour will be charged The fee must be paid in full prior to check-in Early entry will not be granted without confirmation and payment Please note: If early check-in is important to your travel plans, we recommend booking your stay beginning the day before your intended arrival to ensure the home is reserved and ready for your early access. We appreciate your understanding as we work to prepare the home for your arrival with the highest standards of cleanliness and comfort. Late Checkout Policy Checkout time is 10:00 AM sharp on the day of departure. If you would like to request a late checkout, please submit your request no later than 11:00 PM the night before your departure. All requests are subject to availability and approval and will be considered on a case-by-case basis. If approved, a late checkout fee of $25 per hour will apply and must be paid in advance. Important: Guests who fail to vacate the property by 10:00 AM without prior approval will be charged $25 per hour until the property is fully vacated, as this directly impacts our cleaning and guest turnover schedule. We appreciate your cooperation and understanding in helping us provide every guest with a smooth, timely check-in experience. Pet Policy Pets are only allowed with prior approval at least 48 hours before arrival. Approved pets must be 25 pounds or under, with current registration and vaccination records provided. Pets must remain on a leash at all times when outside, may not be left unattended in the home, and guests are required to clean up all pet waste from the exterior property. Guests are fully responsible for any damage caused by their pet. Failure to follow this policy may result in immediate termination of the rental agreement without refund. Bringing a pet without prior approval will result in a $500 unauthorized pet fee being charged to the reservation. Thank you for helping us keep the home safe, clean, and comfortable for all guests! House Rule – Nature & Wildlife Awareness This home is nestled in a beautiful natural setting, which is a big part of its charm and peaceful atmosphere. We work with a professional local pest control company that services the property monthly to help minimize unwanted visitors. However, because of the wooded, lakefront environment, you may still encounter insects, spiders, raccoons, or other wildlife during your stay. This is a normal part of staying in nature, and we ask that guests keep doors closed and food properly stored to help prevent any uninvited guests. Please enjoy the beauty of the outdoors, but understand that a few critters may come with the territory! House Rule – Community Pool & Amenities Access As a guest of this property, you will have access to community pools and select Four Seasons amenities such as walking trails, lakefront swim areas, and recreational spaces. While we provide access, please note that these amenities are managed and maintained by the community, not Lakecation Vacations. This means we cannot guarantee that all amenities, including pools, will be open or available during your stay. Pools and other facilities may be temporarily closed for routine maintenance, seasonal cleaning, or repairs. By booking this reservation, you acknowledge that access to community amenities is not guaranteed and availability may vary during your visit.
