  • Rules

    Quiet Hours 10PM - 8AM CHECK-IN/CHECK-OUT: We will contact you prior to your arrival, please let me know if you have any questions or concerns. Check-in time is 4:00pm (PST). Check-out time is 11:00am (PST). Early check in's and late check out's are available if requested depending on availability. Please assure that all doors, sliders, and windows are securely locked and lights and heat are turned off. We are not responsible for items left in the rental home, but will make every effort to return your personal property. OCCUPANCY LIMITS - The rented property is a private residence and you agree to indemnify the owner for any damage or loss to property or its contents that occur during your stay. Violation of occupancy limits will result in the forfeiture of all monies and termination of occupancy. We reserve the right to inspect the property anytime during your stay. Furthermore you agree to abide by the rules and regulations of the community and refrain from any activity, which interferes with the quiet enjoyment of its residents. We reserve the right to evict anyone disobeying these rules. The tenants shall behave in a civilized manner and shall be good neighbors respecting the rights of the surrounding property owners. The tenants shall not create noise or disturbances likely to disturb or annoy the surrounding property owners. Creating a disturbance of the above nature shall be grounds for immediate termination of this agreement and tenants shall then immediately vacate the premises. LINENS/TOWELS: We will supply the linens and towels but it is the guest responsibility to keep them in a use-able condition. If an accident does happen and is not reported to us, the guest will be held responsible for the damaged linen and/or towels. Linens, towels, blankets and pillows are all property of the rental. Please do not take any of these items or you will be held responsible for the replacement cost. EVENTS - The home is located in a residential area and may not be used for weddings, wedding parties, receptions, bachelor parties, or other group functions. FIRES: All State of Idaho rules and regulations apply. No outdoor camp or cooking fires unless it is in a fully contained fire pit within the ground or wood stove. Water supply must be within 150 feet. No fireworks. No candles are permitted on the property without prior permission from the owner. Please make certain the fire is fully extinguished when you are finished. NO SMOKING - There shall be no smoking inside the premises. Smoking is permitted outside the home only. A $75 fine may be imposed if cigarette butts are not properly disposed of as well. Illegal drug use and/or illegal substances are strictly prohibited. TRAILERS, TENTS AND RV'S - Using trailers, tents or RV's for living space or sleeping is not allowed in residential areas of Kootenai County OUTDOOR FURNITURE: Winds can kick up at a moment's notice. Please make certain umbrellas are down and furniture is secured when you leave the deck and lakefront areas. BOATING - Please familiarize yourself with local and state boating laws (pamphlets provided). Remember, there is a 200’ no wake zone from all land and docks. Please be mindful when boating near all dock areas. It is the tenant’s responsibility to learn about safety precautions, warning signs of water conditions, and safety procedures concerning swimming in or being around the lake. Tenant agrees to have responsible adults supervising minors in the water at all times. By reading this contract you are agreeing to pay any fines incurred by breaking any of the above rules and regulations. Also, agreeing that any infringement of these rules and regulations is reason for immediate eviction if deemed necessary by the management.

    You have access to the entire home! The garage is not available and a few closets in the home are locked for access to cleaning staff and supply storage.

  • Transit

    There is a gas station and convenience store a mile from the house and a large grocery store with other fast food and dine in options in Rathdrum, ID which is only 4 miles away!

  • Neighborhood

    This is a quiet neighborhood that is near a summer camp. Quiet times begin at 10pm and may resume at 8am. There are families that live all around us so inappropriate themed vacations are not aloud. (Bachelor Parties etc)

  • Interaction

    We are available and nearby if you have any issues or need help with the house.
