• Rules

  House Rules • Primary renter must be 18+, sign a rental agreement, and provide valid photo ID. The registered guest must remain on-site for the entire stay. Subleasing is prohibited. • Maximum occupancy is 8 overnight guests, per city regulations. Exceeding this limit may result in fines or eviction. • No parties or events. Loud music, rambunctious gatherings, or excessive cars disturbing neighbors are strictly prohibited. • No sticking tape on walls or pictures, and no confetti is allowed. • Quiet hours are from 10 PM to 10 AM. Excessive noise or disturbances may result in immediate eviction without refund. • Smoking or vaping is not allowed indoors, including cigarettes, marijuana, or e-cigarettes. Any cleaning or damage costs will be charged to the primary guest. • Please clean up after your pets and be mindful of barking to avoid neighbor complaints. Max 1 dog • Park in driveway, no street parking is permitted. Max 3 vehicles. Avoid blocking neighbors’ homes or driveways. • Firepit, BBQ, and fireplace must be operated by responsible adults only. • No firearms, fireworks, or hazardous materials allowed on the property. • Follow all local, county, and state laws and short-term rental regulations, including all rules on the City's "Good Neighbor Brochure", provided prior to checkin. Noncompliance may result in eviction by city without refund. • Late checkout may result in a fee of up to $200 unless approved in advance. • Fines may apply for violations of house rules or city ordinances, including Code Enforcement penalties.

• Notes

  Pet-Friendly Accommodations: We welcome one dog only (up to 60 lbs) for a fee of $100 per stay. This fee helps cover the additional cleaning required for pet hair. If any waste beyond hair (such as urine or feces) is found, an additional $200 cleaning fee will be charged. Guests are responsible for cleaning up after their pet, and dogs should not be left unattended in the home, as barking may disturb neighbors. Please let us know if you are traveling with a dog TRAVELING IN WINTER: CalTrans can mandate all vehicles to carry snow chains between November 1st and April 30th. Chains are sold at most auto supply shops, hardware stores, and some convenience stores. We will not be held responsible and do not issue refunds if the city doesn't allow you up the mountain because your vehicle does not have snow chains. Power Outages: Are common within the Mountain Areas and are generally prompted by the power company directly. We strive to notify our guests in advance, but this is dependent on the power company notifying us in advance, which doesn't always happen. If an outage occurs during your stay, reach out to us and we'll be happy to send over flashlights if needed. Please note, we are not liable for outages during your stay.

Management: Our property is expertly managed by Rather Be Properties, and we’re committed to making your stay enjoyable and seamless. Our team is available daily from 9 AM to 9 PM to assist with any questions or requests. You can easily reach us through the Airbnb app, by phone, or email. For any urgent issues after hours, we also offer a 24-hour emergency line, ensuring support at any time during your stay.

  Driving: The most popular and convenient way to get around Big Bear is by car. With parking available for three cars at the property and ample parking at nearby attractions, you'll have the freedom to explore the region at your own pace. The Moonridge neighborhood is just a short drive from Big Bear Village, where you'll find a variety of shops, restaurants, and entertainment options. Shuttle Services: During peak winter season, the Big Bear Trolley and Mountain Transit provide convenient shuttle services, connecting you to key locations around Big Bear City and Big Bear Lake, including ski resorts, shopping centers, and recreational areas. This is a cost-effective and eco-friendly alternative to driving, and schedules can be found on the Mountain Transit website. Walking: For those who prefer a more leisurely pace, the Moonridge neighborhood is perfect for walking, when not snowing, with quiet streets close by hiking trails that showcase the area's natural beauty. Biking: Bring your bike or rent one from a local shop to explore Big Bear's extensive network of bike paths and trails. Experience the scenic beauty of the area while getting some exercise and enjoying the fresh mountain air. Taxis and Rideshare Services: Traditional taxis and rideshare services like Uber and Lyft are also available in the Big Bear area for your convenience. Simply download the app and request a ride to your desired destination.
