Important information

Thank you in advance for your understanding and compliance with the rules. 1. Upon booking, you will receive a rental agreement/check-in form that you are required to sign and return before your arrival. 2. Guests acknowledge that they will keep their noise level to a minimum after 10:00 pm; please be respectful of the neighbors. We have a noise detector inside the unit that alerts us, and neighbors may contact us with any issues. 3. No parties or events allowed. 4. Guests must provide us with a valid working phone number & guests listed on the reservation must report to us within 2 hours from the time of arrival if anything in regards to cleanliness does not meet their standards so we can help address the situation as soon as possible. 5. NO SMOKING or use of fire permitted in the rental; guest acknowledges that no "smoking" includes the use of vape pens and marijuana and "use of fire" includes the lighting of candles, incense, or sage. We have a smart smoke detector inside the unit that will alert us. There will be a $200 charge per day of reservation if this rule is not followed. 6. There cannot be more than the allowed number of guests in or on the property at any time. Violation may result in immediate removal of all guests without refund. Unauthorized guests exceeding the maximum occupancy will be charged $50 per night, per extra guest. We do have exterior cameras in place to ensure that only registered guests are entering the property. Exemptions may be made for daytime visitors, but they must be approved in advance—please let us know ahead of time if you plan to have any visitors. No unauthorized overnight guests are permitted. 7. Unauthorized late check-outs will incur a late check-out fee equal to 10% of the base price. This fee helps cover housekeeping costs when the agreed-upon check-out time is not observed. 8. Guests who make reservations for over 30 days must sign our standard lease agreement. 9. As part of our commitment to maintaining a clean and comfortable environment for all guests, we require a midterm cleaning for reservations lasting 30 days or longer. The midterm cleaning will take place around the 15th day of your reservation. This cleaning is mandatory and is designed to ensure the continued cleanliness and hygiene of the property. 10. The cleaning fee for the mandatory mid-stay clean will be charged separately. 11. Pets are not allowed. 12. Excessively dirty units will incur an additional cleaning fee and will be evidenced with photos. 13. For your security and protection the property is equipped with exterior cameras. 14. Guests who fail to arrive for their reservation, for any reason, will be considered no-shows. No-shows are non-refundable, and no credits, reschedules, or exceptions will be provided under any circumstances. 15. Please remember to take all of your belongings with you upon checkout. Any items left behind will incur a $50 mailing fee (separate from the cost of postage). We will do our best to send your items back to you within a week. 16. If not following any of our rules forces us to refund or discount an upcoming or existing guest you will be liable for the costs. 17. If you were a previous/current guest and did not respect our house rules and our property, we have the right to decline your next reservation.
