❄️ Winter Wonderland – Carve down the slopes at Cranmore, Attitash, Wildcat, or King Pine, rev up the snowmobiles (public access is only minutes from our home), glide across the ice (or join a pick-up hockey game), strap on snowshoes for a quiet trek through the woods, or wander the magical Ice Castles. End the day the best way—soaking in the hot tub while snowflakes drift down around you.
☀️ Summer Fun – Right outside the door, the water is shallow, warm, and perfect for little ones to splash and play. Want something deeper? Paddle a few beaches to the left and you’ll find a roped-off swimming area about 5 feet deep with a sandy bottom and no boat traffic—great for floating and swimming safely. Craving that chilly, refreshing plunge? Kayak straight out to the middle where the water drops to 54 feet deep and stays nice and cold. The beaches around Pequawket are private, but the swimming areas themselves are public since they’re out in the water. On top of that, you can cast a line for some fishing, float the Saco River in a tube, or cool off at one of the many nearby water parks!

Because Pequawket Pond is a natural body of water, the shoreline is protected and left just as nature intended. Its vegetation shifts beautifully with the seasons — from spring lilies and summer grasses to autumn driftwood and winter’s quiet stillness. You might spot geese gliding across the water, loons calling at dusk, cranes, bald eagles, playful otters, busy beavers, drifting pollen, and even Stumpy, our beloved three-legged black bear. It’s all part of the wild, ever-changing magic of waterfront living in New Hampshire. Nestled in a quiet neighborhood, our location offers the best of both worlds: peaceful seclusion and unbeatable convenience. Less than a minute from Route 16 (and Dunks!), you’re perfectly positioned to explore the area with ease. Enjoy proximity to a gym, library, brewery, pizza parlor, convenience store, and a hockey/ice skating rink—all just a short drive or walk away. Despite its central location, the neighborhood feels private and serene, making it the ideal retreat after a day of adventure or leisure.
We have plenty of off street parking—room for eight cars (six in the winter). There is a reliable taxi service in the Valley and one limousine service: You Got Taxis and Sutton Luxury Limousine. We provide their contact information in our welcome book.
The Mount Washington Valley also has Uber and Lyft but these drivers are very busy so book early!
Lastly, Concord Coach Lines runs from Boston, MA to Conway, NH daily—the bus stop is within walking distance of our home!

We provide a ton of amenities to make sure your vacation starts off stress-free and well-stocked. From linens to toiletries to fire pit supplies, and even quarters for the pinball machine—we love going above and beyond to make your stay special. Please keep in mind that these items are meant to get you started, and depending on the length of your stay, number of guests, or how often you use them, you may need to replenish along the way. The burners will not turn on unless the correct cookware is placed directly on them. Please do not bring your own pots or pans, as non-compatible materials won’t work with the stove. The glass surface is delicate—avoid sliding, dragging, cutting, or dropping anything on it to prevent scratches or damage.

HOUSE INFORMATION:
🐾 Pets:
We love welcoming 2 of your four-legged friends but we ask that they be well-trained & groomed, housebroken, and not prone to chewing furniture or scratching at doors/windows. Our pet welcome basket includes everything your pup needs for a comfortable stay—2 slipcovers for the couches, food and water bowls, slow feeder bowls, waste disposal bags, dog wipes & towels, and a soothing 3-in-1 lavender and hemp oil shampoo for a little spa treatment after a day of adventure. Crates of various sizes are available in the shed and should be used if your dog cannot be left alone inside without causing damage or barking. Please do not allow dogs on the beds/blankets or in tub/showers. Please note that the home is thoroughly inspected after pets, and any damage will be the guest’s responsibility. If more than 2 dogs are brought into our home without permission we reserve the right to cancel the reservation without refund. As long as your pup meets these guidelines, we’d love to welcome them!
🔥Radiant Floor Heat (Oct-May):
•Steady and Even Heating: Radiant heat takes time to warm up or cool down—please maintain a consistent temperature.
•Thermostats: Kept between 66°F and 72°F (68°F is preset), so that the surface temperature of the tile stays within a safe range. It takes ~1 hour per degree to reheat or cool down the thermal mass. Most guests find 68°F comfortable as our home is south facing and warms up nicely through solar gain.
•Please make sure to leave doors and windows closed and locked while using the heat.
•The thermostats on the wall control the radiant heat only. Please do not attempt to turn these on in the summer.
❄️ Cooling (June-Aug):
Our home stays quite comfortable for most of the year thanks to the breezes off the water, shaded property, and well-insulated design. We also have mini-split units that offer cooling when needed, but since AC isn’t our primary system and isn’t listed as an amenity, we don’t guarantee it as part of the stay. Most guests find the natural airflow, fans, and cool nights here more than comfortable!
•AUTO MODE is disabled in multi-zone mini split units like ours—make sure to keep the MODE is set to COOL (or OFF if you prefer) with the FAN set to auto.
•Our home cools down quickly—usually within 30 minutes—so please turn off the AC when you’re not using the space or away.
•The ACs are pre-set to COMFY MODE: it turns on at 75°F and off at 66°F.
•To keep it running efficiently, keep doors and windows closed and locked at all times as the AC will kick on and off intermittently.
•Keeping the curtains shut during the heat of the day will also help keep the space cool.
•The thermostats on the dressers/countertops control the mini-split ACs only. Please do not unplug or move these as they will lose connection with the unit and you will be unable to control the temperature. The wall thermostats control radiant floor heat—only—please do not turn them on in the summer.
🛀 Hot Tips for the Hot Tub:
•For the best stargazing experience, turn off the exterior lights (and interior lights)! You’ll get a clearer view of the night sky—and fewer bugs buzzing around, making your time outside even more enjoyable.
•Spigots are turned off in winter—please avoid overflowing or splashing water, as this can lower the water level and damage the tub. Add water if the level drops below the filter intake.
•Always close and latch the hot tub cover when not in use, even if you’re stepping away briefly; the sensor prevents heating if the cover is off and can cause damage.
•Do not remove floating sanitizer from tub.
•For the safety of all guests no food, beverages, or glass in or around the hot tub.
•No jewelry, clothing with metal, or shoes should be worn in the hot tub.
•Do not sit, stand, lean or have an open flame/embers near or on the hot tub cover.
•We recommend rinsing off both before and after using the hot tub, especially after exiting Pequawket Pond. Rinsing off sandy feet will help keep the tub clean for everyone. Lotions, oils, and soaps can affect the water quality, and a quick rinse afterward helps remove any sanitizer from your skin—keeping both you and the hot tub in great shape!
💙 A Note on “Au Naturel” Soaking:
While the hot tub feels wonderfully private, it’s actually in a public area—with friendly neighbors on both sides and the public waterfront just steps away. So while we fully support living your best vacation life, New Hampshire law strictly prohibit nude bathing in public. Please keep swimsuits on and memories blush-free.
❄️Winter Snow Removal:
•The driveway and walkways (to the RIGHT of the house) are cleared after each storm or ~6” of snow. Arrival of the snow removal team is not within our control.
•Please move vehicles to allow full snow clearing.
•While we ensure the property is prepared for your arrival, guests may need to clear additional snow during their stay. To make it easy, shovels, sand, and salt are thoughtfully provided at each entrance.
🔥🪵Firewood:
• For just $10, guests receive a generously sized bag of firewood prepared at a farm run by a local college student. Each bag includes hand-split kindling, medium, and large fuel logs, along with paper, fire starters, and a lighter—offering a convenient, hassle-free way to enjoy the fire pit without leaving your vacation! Please scan the QR code to pay before taking. Never leave a burning fire unattended.
⚠️SAFETY NOTE:
• Do not use the walkway or stairs to the LEFT of our home during the winter, as these areas are not cleared of snow and ice and will pose a falling risk. Do not use any stairs or walkways without first clearing them completely of snow and ice.
• No open fires, flames, or sparks (including sparklers) are allowed during drought season when there is a HIGH FIRE RISK warning and burn permits are not being issued.
• Please use extra care when smoking outdoors—lawns and vegetation can be extremely dry.
• During drought season we are under an outdoor water use ban to preserve the water supply for the fire department, so lawns may look dry as we can’t water them.
• For guest safety and property security, there are exterior cameras located in the shed, driveway, both side yards, backyard/waterfront area, and Ring doorbell cameras at both side entrances. These cameras are operational and may record video and audio. There are no cameras inside the home.

Occasionally, maintenance on the property may need to occur during your stay. This can include services such as:
• Garbage removal
• Hot tub care
• Arcade game maintenance
• Heating fuel deliveries
• Snow removal
• Exterior security maintenance
We will make every effort to minimize any disruption and provide as much advance notice as possible. However, please note that certain services, like garbage collection, fuel deliveries, and snow removal, operate on their own schedules and may arrive without prior notification.
We take pride in offering a wide range of amenities and do our best to keep everything in great condition for our guests. However, due to normal wear and tear, not all amenities can be guaranteed during your stay. While we make every effort to repair or replace items quickly, sometimes parts or services are not immediately available. We truly appreciate your understanding, and please know we always do our best to minimize any inconvenience and ensure you have a wonderful experience.
