Additional rules Zoka House Rules Welcome to Zoka — a home designed for peace, connection, and refined comfort. To help ensure the best experience for you and future guests, please take note of the following: • Rental Agreement Required: Guests must sign a rental agreement prior to check-in to confirm understanding of house rules and responsibilities. • No Smoking: Smoking is strictly prohibited inside or around any entrance of the home. A $1,000 penalty applies for a violation. • Plumbing Care: To maintain the integrity of our home and ensure a seamless experience for all guests, we kindly ask that nothing be flushed down the toilets. Waste bins are provided in every bathroom for your convenience.. No wipes, paper towels, feminine hygiene products, or foreign objects. Improper use may result in plumbing issues and repair costs. • Trash Collection: Trash is collected on Wednesday mornings. Kindly place bins by the curb on Tuesday evening. • Maximum Occupancy: 12 guests maximum. No exceptions. Additional unregistered guests will incur fees and may result in cancellation. • No Parties or Events: Zoka is crafted for calm, elegant gatherings, not for parties. Unauthorized events will result in immediate cancellation, and no refund will be issued. We do have decibel monitors that will inform local authorities if a loud sound keeps persisting. •Grill Use & Gas Guests are welcome to enjoy the outdoor grill during their stay. We kindly ask that the grill is cleaned after each use to help us maintain its pristine condition. Please also avoid leaving any food or scraps on or around the grill, as this may attract wildlife to the area. Kindly note that we do not provide propane refills. Should the tank be empty, you’ll find convenient replacements available at Mountain Lake Shops, just a short drive from Zoka. • Security: For your safety, the property has exterior security cameras facing the driveway and entrances. There are no cameras inside the home. • Fire Safety: Please do not leave the fire pit unattended. Fires must be fully extinguished after use. Follow all local fire ordinances. • Hot Tub: Please shower before entering the hot tub. No glassware is permitted in or around the hot tub for safety reasons. Please use the provided plastic drinkware. Guidance will be sent upon arrival in the guest guidebook. •Living in Harmony with Nature: Zoka is thoughtfully designed to offer the serenity of mountain living, surrounded by the forest and its natural beauty. While we work with a professional pest control service on a monthly basis, occasional sightings of insects or wildlife may occur — part of the authentic charm of staying close to nature. Please note that refunds will not be issued in relation to this. • Pets: No pets allowed. • Property Care: Please treat the home with the same care you would your own. Damage beyond normal wear and tear will be subject to reimbursement. • Towels: Bath towels are provided for each guest, as well as towels for the hot tub. We do not provide lake towels. • Parking: Ample parking is available in the driveway. Please do not park on the grass. Do not park in the front yard this is prohibited and in case of damage guests will need to cover any expenses. • Emergency Contact: For emergencies, please contact us via the provided host number or reach out to our local property manager directly.
