Host Cancellation Policy 

At Lake, we understand that unexpected situations may arise, leading to booking cancellations. Although quite uncommon, these cancellations can disrupt guest plans and impact trust within our community. Lake may apply fees and other measures to reflect the costs and impacts on guests, fellow Hosts, and Lake itself. Fees may be waived if the cancellation is due to Extenuating Circumstances or valid reasons beyond the Host’s control. 

We recommend you also send your guest a message as soon as possible.

  1. Go to Bookings
  2. Go to the reservation you want to cancel and click Details
  3. Click Cancel reservation
  4. Select your answers to the questions that follow, and click Next
  5. Confirm the details and click Cancel reservation

You may not be able to cancel active reservations or those for which check-in is scheduled to occur within 24 hours. In those cases, you’ll need to contact us.

Cancellation Penalties

Cancelling a guest’s reservation can have serious implications for their trip, so we may apply penalties if the cancellation does not meet certain extenuating circumstances.

Cancellation Fees: 

Fees are based on the reservation amount and when the reservation is canceled. 

  • Cancellations made within 48 hours before check-in or after check-in: 50% of the reservation amount for the nights not stayed. 
  • Cancellations made between 48 hours and 30 days before check-in: 25% of the reservation amount. 
  • Cancellations made more than 30 days before check-in: 10% of the reservation amount. 
  • Reservations lasting 28 days or longer: Cancellation fees will be based on the non-refundable portion of the reservation up to 30 days following the cancellation date. 

In addition to cancellation fees, other measures may apply, including blocking the listing’s calendar for affected dates. Hosts who cancel confirmed bookings without valid reasons may face further consequences, such as suspension or removal of their listing and loss of privileges. 

Waiver of Fees: 

Fees may be waived in appropriate circumstances, such as cancellations due to Extenuating Circumstances or valid reasons beyond the Host’s control. Hosts must provide documentation or support for consideration. 

Responsibility for Cancellations: 

Hosts are accountable for cancellations resulting from conditions in the listing that significantly differ from the description at the time of booking. This includes double-booking, substituting another property, or gross inaccuracies in the listing description. 

Important Reminders: 

Hosts must promptly cancel reservations if they cannot honor them without encouraging guests to cancel. 

Providing false statements or materials related to this policy violates the platform’s terms of service and may result in account termination. 

This policy applies to cancellations occurring on or after the effective date and is subject to change in accordance with the platform’s terms of service.
